Building Control - Building Regulation charges tables

Charges tables (revised April 2020)

  1. Standard charges for the creation of new housing
  2. Erection of domestic extensions and certain small buildings
  3. Domestic alterations to a single building
  4. Non-domestic work
  5. Other fees and charges

These standard charges have been set by the authority on the basis that the building work does not consist of, or include, innovative or high risk construction techniques (details available from the authority) and/or the duration of the building work from commencement to completion does not exceed 12 months.

The charges have also been set on the basis that the design and building work is undertaken by a person or company that is competent to carry out the design and building work referred to in the standard charges tables, that they are undertaking, If not, the work may incur supplementary charges.

All other types of work that are not listed in these standard charges are subject to an individually determined charge as set out in our charges scheme.

Table A - standard charges for the creation of new housing

  • For three or more dwellings or if the floor area of the dwellings exceeds 300m² the charge is individually determined
  • For electrical work not covered under a Competent Persons Scheme the basic charge per dwelling will be £165 + VAT (account will be given with regard to repetitive work and a discount may be applied)
  • Hourly rate may be used for all other work not covered by a Competent Persons Scheme
  • The above figures are charged at the current VAT rate (20%)
  • Building Notice charge - the increased amount reflects additional Building Control time spent
  • Regularisation charge - this is for retrospective approval of work, which has already started/completed (in the event the work cannot be regularised, the fee is non refundable). See separate Regularisation Charges tables.
  • Extra charges - these may be made, and an invoice sent to the owner, where the builder or building owner:
  1. Causes additional inspections to be carried out through needing closer supervision
  2. Causes additional inspections by suspending progress of work and failing to notify us

Unless agreed otherwise schemes exceeding one year’s duration may be subject to an additional charge.

Table F - other fees and charges

Copy of a Building Control Certificate: £45.00

To request a copy, email buildingcontrol@northampton.gov.uk marking the email with 'Request a copy of Building Control Certificate'and includingi in the email main text-The Address of the property, Work Completed, Date of work (if known) and your contact details. We will contact you once a certificate has been located, in order to make payment. Certificates are normally sent electronically within an hour of your payment being made.      

Letter from Building Control to confirm works have been carried out: £75.00

To request a letter, email buildingcontrol@northampton.gov.uk with a subject of 'Letter confirming work has bee carried out' THe email should contain Address of property, Details of work carried out, Approx. date of work, your contact details. Once the information has been verified, we will contact you to make your payment and we will send you a letter electronically within 10 working days.

Cancellations

Admin fee in the event of a cancelled Building Control application: £60
