Council Properties Land and Assets

The Asset Management division provides property advice in terms of:-

  • Investment
  • Strategic Performance
  • Landlord and Tenant Law
  • Land Law
  • Responsive Repair
  • Planned Maintenance
  • Construction Management
  • Building Defect Analysis and Recommendation

This is done through the Asset Management division of the Planning and Regeneration Directorate.

The purpose of the Asset Management division is to provide a strategic property and valuation service to the Council for both its operational and non-operational property portfolio. Currently its non-operational investment Rent Roll value is £1.7 million and the value of the authority's property on the asset register is £142 million (excluding Housing).

The Estates and Valuation Services Section is divided into 3 areas:-

  • Management of the investment portfolio whose prime function is to maximise income generation and ensure voids are minimised, agreements are properly administered and their terms enforced and managed.
  • Statutory valuations, including Right to Buy, Capital Accounting Valuation, Rating and Compulsory Purchase, Leasehold Enfranchisement etc.
  • Project Management, Feasibility, Property Review and Disposals; section with responsibility to ensure surplus property is brought to the market, properly marketed and whether being marketed for sale or as part of a regeneration or development scheme, is disposed of on appropriate terms and at best value.
